FAAC Hinge & Roller Replacement: The Keller Owner’s Guide
We stock and install FAAC-compatible hinge and roller replacement parts throughout Keller, with most swaps completed in a single visit. An installed FAAC hinge and roller replacement on a typical residential swing gate runs $285 to $540 depending on the series and how much of the hardware has worn with it. You will know the part has failed when the gate starts dragging on the ground, binding mid-swing, or you hear a grinding sound every time it opens, and we can usually tell you over the phone which roller set you need just from the model number on the opener arm.
Most Keller homeowners do not notice the hinge or roller wearing out until the gate motor starts working harder than it should. The FAAC opener keeps pushing, the gate resists, and eventually something gives, usually the roller bearing or the hinge pin. Catching it before the motor burns out is the difference between a $300 parts job and a $1,200 opener replacement.
Which FAAC Models This Applies To
The roller and hinge assemblies we replace most often belong to FAAC swing-arm operators, specifically the 400 Series, 402, 412, 415, 422, and 770 lines, along with the newer S418 and C720 models. On these units the hinge carries the full weight of the gate leaf while the roller rides in a track or along a guide, and both take a beating in North Texas weather.
Here is the compatibility gotcha worth knowing: FAAC hinge plates are not universal. A 400 Series hinge pin is 20mm in diameter, while the 415 and 422 use a 25mm pin, and the bolt pattern on the mounting plate differs between them. We measure the pin diameter and the bolt spacing before we quote, because the wrong hinge will bolt up but bind under load. If you are replacing just the roller, check the nylon wheel diameter, it comes in 35mm, 40mm, and 50mm depending on the series and the gate weight rating.
On the OEM versus aftermarket question: FAAC genuine rollers and hinges are well made but priced at a premium. We keep both OEM and a quality aftermarket equivalent on the truck, and for most residential gates in Keller the aftermarket parts hold up every bit as well. Where we insist on OEM is the 770 series, because the hinge plate geometry there is specific enough that substitutes tend to wear unevenly.
Signs Your FAAC Hinge & Roller Replacement Is Failing
- The gate sags toward the latch side. This is the hinge pin wearing an oval in the hinge leaf. The gate drops a quarter inch at the free end, the latch no longer lines up, and the opener has to lift the whole leaf on every cycle.
- You hear a grinding or squealing when the gate moves. That is the roller bearing running dry or the nylon wheel worn down to the hub. Once the bearing is gone, the wheel stops rolling and starts skidding, which chews up the track and doubles the replacement cost.
- The gate jerks or stutters mid-swing. A flat-spotted roller will catch and release as it rotates, and the FAAC opener tries to compensate by pulsing power. It feels like the gate is hesitant, but what you are feeling is mechanical resistance.
- The opener trips its thermal overload or stops mid-cycle. When the hinge binds, the motor draws more current than it is rated for. In Keller summers, with ambient temperatures over 100 degrees, this overload happens faster than most owners expect, and the motor shuts down to protect itself.
- The gate scrapes or drags along the ground at the far end. By the time you see this, the hinge has failed enough that no adjustment of the opener will compensate. The only real fix is replacement before the gate leaf itself starts to fatigue at the mounting point.
Replacement Cost & What’s Included
Here is what a FAAC hinge and roller replacement actually costs on a Keller driveway:
- Roller replacement only: $285 to $365 installed, including the new wheel, bearing, and alignment check.
- Hinge replacement only: $325 to $420 installed, including welding or rebolting the new hinge plate and re-hanging the gate leaf.
- Both hinge and roller, single gate leaf: $460 to $540 installed, which covers the parts, the labor, and resetting the FAAC opener limits so the gate closes flush again.
- Both hinge and roller, double gate (both leaves): $640 to $810 installed.
What drives the range is the series of opener, whether the hinge is welded or bolted, and whether the track or guide channel needs repairing at the same time. The price we quote is the price you pay, settled before we turn a single bolt, and every job carries the written 90-Day Done Right Promise. If it is not right, we come back and make it right, no paperwork, no arguing.
DIY or Call Us?
What a Keller owner can safely do is identify the problem: check for sag, watch the roller as the gate moves, and listen for grinding. That tells us what to bring on the truck. What we do not recommend is unbolting or cutting a hinge while the gate leaf is still connected to the FAAC opener arm. Swing gates carry hundreds of pounds, and when the hinge lets go that leaf can drop or swing with enough force to seriously injure someone standing in the arc. The same caution applies to any work near an opener under tension, the arm stores mechanical energy even with the power off.
There is also a real skill to re-hanging a gate leaf after the hinges are replaced. Square, plumb, and even gap on all three sides, and then the opener limits have to be reprogrammed to match. It is the kind of job that looks simple until you are halfway through it. For the cost of the parts and a service call, you get it done correctly and warranted. Call (254) 330-8718 and we will get you on the schedule.
FAQs
In the Keller climate, with summer heat and occasional freeze-thaw cycles, FAAC hinges and rollers typically last 7 to 10 years on a well-maintained residential gate. Gates that open more than 15 cycles per day, or gates facing full west sun, wear on the shorter end of that range. Call (254) 330-8718 and we can tell you whether yours have life left in them.
Most of the time, no. A hinge pin that has worn the hinge leaf into an oval cannot be shimmed back into round, and any repair we could attempt would fail within months. Replacement is the honest fix. Call (254) 330-8718 for a straight answer on yours.
A single gate leaf hinge and roller swap takes us 2 to 3 hours on site, including resetting the FAAC opener limits and testing the full cycle. A double gate runs half a day. We quote the time and the price before we start, and we do it in one visit.
We keep FAAC rollers, hinge sets, and the common aftermarket equivalents on the truck for the 400, 412, 415, 422, and 770 series. Less common 770 mounting hardware occasionally has to be ordered, and we will tell you that on the phone before we ever roll out. We also stock parts for LiftMaster, Mighty Mule, and Ghost Controls openers, so whatever is on your driveway, we have the repair covered.
